Home Prices & Sales Fall in November

After reaching a new high in October, the median sales price for single-family, re-sale homes fell 20.8%. The median price was down 7.9% year-over-year. The average sales price was down 5.4% compared to last November.

Sales of single-family, re-sale homes in Marin County slumped 31.3% year-over-year. There were 138 homes sold last month. Year-to-date, sales are off 2.8%.

Inventory increased for the sixth month in a row. It was up 6.6% over last November. Nevertheless, it is still far below the average. As of the 5th of December, there were 324 homes for sale. The average since January 2007 is 650.

Days of inventory fell to 68 from 76.

Days of Inventory reflects an estimate of the amount of time it would take to sell all of the current listings if no new listings became available. It is calculated by taking the number of homes for sale and dividing by the number of homes sold in a given time frame. We use last month’s sold number.

The sales price to listing price ratio stayed over 100% for the tenth month in a row: 100.0%. 

Homes sold quickly last month, averaging 50 days from coming onto the market to when they go under contract. The average since January 2009 is 76 days.

The median price for condos gained 9.7% from October. It was up 8.9%, year-over-year. The average price was up 9.6% from the prior month, and it was up 4.5% from last November.

Condo sales were down 37.5% compared to last November.

Condos are selling in 45 days, compared to the average of 83 days.

The sales price to list price ratio for condos was 99.8%.

Condo inventory was down 7.2% from last November. There are only ninety condos for sale.
