Sales & Prices Dip in July

After setting new highs in May, the sales prices for single-family, re-sale homes continued to decline in July.

The median sales price for homes fell 0.4% from June. It was up 13.9% compared to last July. The average price fell 9% from June, and was down 1.3% year-over-year.

The median price for condos matched the record high set last September: $765,000. It was up 20.3%, year-over-year. The average price was up 5%.

Sales of single-family, re-sale homes in Marin County are down for the fifth year in a row.

Home sales were down 16.5% in July, year-over-year. Year-to-date, home sales are off 10.2%.

Condo sales were down 26.9% compared to last July. Year-to-date, condo sales are off 6.8%.

Homes sold quickly last month, averaging forty-two days from coming onto the market to when they go under contract. The average since January 2009 is eighty days.

Condos are selling in thirty-four days, compared to the average of eighty-three days.

The sales price to listing price ratio stayed over 100% after dipping below 100% in January: 101.8%. The ratio for condos was 101.1%.

Inventory continues to be abysmal. It is just over 50% of the average since 2007. As of the 5th of August, there were three-hundred and forty-two homes for sale. We average six-hundred and eighty! Inventory was up 1.2% year-over-year.

This is reflected in our Days of Inventory statistic which is at sixty-five. The average is one-hundred and eighteen.

Condo inventory is up 1.2% from last July. There are only eighty-six condos for sale in the entire county!
